( co-op tenants are covered by laws regarding leases like the law allowing pets, non enforcement of contract stuff and eviction proceedings). Condo boards tend to have less tenant input and fewer legal controls. If your neighbor has parties at 2 am they are less likely than a co-op board to shut it down. Conversely they can also set any onerous rules they want ( co-op boards have to hold a quorum to change rules and are regulated by the Attorney General/housing court).
