Condo boards tend to have less tenant input and fewer legal controls. If your neighbor has parties at 2 am they are less likely than a co-op board to shut it down. Conversely they can also set any onerous rules they want ( co-op boards have to hold a quorum to change rules and are regulated by the Attorney General/housing court).
